Australia is an interesting place to buy and sell real estate. Like anywhere, we go through peaks and troughs of selling seasons. But here, perhaps more than anywhere, we seem to get really hung up on pinpointing exactly when is the 'best time' to sell a house and when isn't.

Well, we're here to tell you there really is no 'best time' to sell a house unless it's the best time for you.

Real estate is bought and sold all the time and there is a really simple reason for this -- people have very different lives, so while one family welcomes a baby, another upgrades home because their kids are teenagers. While one elderly couple sells up to move to a retirement village, a young couple settle into their first marital home.

Our lives are changing all the time and never in the exact same cycle as anyone around us, so it stands to reason that while your neighbours may be settling in, you may be moving out, or vice versa.

The fact of the matter is, the 'best time' for buying or selling, is when you need to do it, because your life dictates it.

And this brings us to this time of year... is Christmas a good time to sell your house?

Traditionally, the holiday season is not a time people plan to buy or sell. The market flattens a little and a lot of agents go on holidays because they can't pick up listings as easily as they can in Spring, or once Christmas is well-behind us.

But the holiday season can actually be the perfect time to sell, and here's why:

1. Could the best time to sell your house be when people are changing jobs?

Christmas time is a mish-mash of experiences. There is the rush to shop, to plan to prepare for family.

At the same time, as the year draws to a close, a lot of people start to reflect on what they've done over the last 12 months, how happy they are and what they want going forward.

For this reason, reports tell us that searches for a new job trend up notably in January more than any other month.

Giving your notice for a date at the end of a year, and starting a role at the beginning of a new year just feels neater.

Those looking to sell property should target buyers who are taking a new job or making a sea change to support a new role in the new year -- and there are plenty of them!

2. The start of the school year is an ideal time to move

Ask any mother or father and they will tell you, 'we don't want to pull little Jimmy or tiny Suzie out of school part way through the year.'

If possible, a lot of families plan their intended moves, whether to a nearby suburb or the opposite side of the country, around the end of one school year and the beginning of the another.

They want to make the transition for their kids as easy as possible. This motivation increases for families with kids in grades they consider formative or important, like grade 6, grades 10, 11 or 12.

If you have a family home, offering your property for sale at the end of the year or the start of January can provide the perfect settlement period for a family looking to relocate for the beginning of a new school year.

3. Holidays: a great time to move house... is one of the best times to sell a house

Moving is hard work. It takes effort, coordination and most of all, it takes time.

And while a lot of movers will hire help these days, there are still many who don't. Of those who do, there is still cleaning, packing, unpacking and cleaning again.

For many movers, it just makes sense to use the Christmas shut down period, and the holidays that go hand-in-hand with it, to move house. They don't need to book or waste extra leave and it's just one logistical factor that will fall into place without planning or permission.

4. Holiday season is a great viewing season!

In addition to moving, the holidays are a great opportunity to jump in the car, head out of town and do some browsing of real estate in other areas.

For those intending to move early in the new year -- or even mid-year, it may be the best opportunity they get and the most free time they have to look at properties, and also to spend some time in an area so they can get a feel for a town and community.

Opening your home at either end of the season, and then opening it up to offers can help you and your buyers take advantage of the year's one built-in break!

5. Time off work provides more opportunity to focus

Think about your day yesterday. If you don't have kids, you probably went to work, came home and then discussed your day (work) with the people you live with.

If you do have kids, you probably went to work (or cared for your children -- which is also a very valid job!!), then came home, took care of all the parenting requirements, and then finally rested... and talked about your day (work).

Downloading our day to our significant other or others is a really important part of looking after our mental health and maintaining connection. Unfortunately, when you add it to all your other after work tasks, it leaves little time for other activities.

Taking a break from work -- ie revelling in the holiday season -- is not only a chance to relax and reconnect, it's also an opportunity for many people to have a lot of those conversations they didn't have time for during the year. Those conversations include upscaling or downscaling homes in the new year, what you want and when you want to do it.

Promoting your property during this period can give you a real opportunity to make the most of people who just haven't had time to look to buy during the year, and if they have, weren't able to proceed because there just wasn't time to talk about and take care of all the logistics.

Realistically, the best time to sell your house is when it's best for you, and the best time to buy is... you guessed it, when it's best for you!
